As the calendar turns to a new year, we look forward to some of our major projects set to debut in 2025. From a transformative mixed-use development redefining the Virginia Beach Oceanfront to a life science campus designed to spark the next wave of biotech innovation, these in-progress projects speak to the broader possibilities of design focused on community, cultural identity, and long-term well-being. We’re honored to collaborate with our visionary clients to create places that will enrich the lives of both their users and the surrounding communities.

A Surf-Ready Destination Reimagines Coastal Living

Atlantic Park  Virginia Beach, Virginia


With Phase I slated for completion in summer 2025, Atlantic Park seamlessly blends surf culture with city living on 10.95 acres near the Virginia Beach Oceanfront. Led by local developer Venture Realty Group and backed by music legend and local native Pharrell Williams, this mixed-use project celebrates the city’s musical heritage and surf legacy—while also redefining how residents and visitors connect with the coastal lifestyle.

A 2.67-acre surf lagoon powered by Wavegarden Cove technology anchors the development, producing up to 1,000 waves per hour—ranging from six-foot breakers for seasoned surfers to gentler one-foot swells for beginners. Framed by a dynamic mix of residential options, offices, restaurants, shops, and a 70,000-square-foot entertainment venue paying tribute to the famed Dome, Atlantic Park aims to cultivate a holistic lifestyle. Elevated courtyards offer expansive views of both the lagoon and the Atlantic Ocean, further connecting occupants to the surrounding environment. By prioritizing green spaces and natural materials, the design champions an ethos of health, well-being, and community-driven experiences.

A Holistic Hub for Science and Community

sPARK Life Science Campus  Morrisville, North Carolina


Spanning 102 acres, the sPARK Life Science Campus redefines the concept of a research community. Designed as a self-sustaining ecosystem, it accommodates life science enterprises ranging from emerging startups to established commercial giants while cultivating a growing talent pool across ten purpose-built structures. At its core is the sPARK Axis Amenities Center—a communal hub that introduces K–12 students to real-world scientific discovery and fosters collaboration among researchers, entrepreneurs, and local residents.

Unifying the campus is a pedestrian-friendly “Central Green,” a verdant spine that doubles as a recreational greenway, seamlessly integrating nature into the daily rhythm of campus life. This “micro-city” will house diverse enterprises—from biotech to gene therapy—supported by dedicated facilities for research, development, and large-scale manufacturing, positioning the campus as a cradle for life science innovation and growth.

A New Hospitality Gateway for the University of Virginia

Hotel + Conference Center  Charlottesville, Virginia


Envisioned as a new gateway between UVA’s North and Central Grounds, the University of Virginia’s Hotel and Conference Center is a cornerstone of the broader Emmet/Ivy Corridor redevelopment. Replacing the longtime Cavalier Inn, this modern hospitality complex will offer 225 guestrooms, state-of-the-art conference facilities, and a visitors’ center to foster intellectual, cultural, and social exchange. Notably situated near UVA’s basketball arena, football stadium, the new Karsh Institute of Democracy, and a planned performing arts complex, it reinforces the “Open Grounds” initiative by welcoming students, local residents, and international guests.

The Hotel and Conference Center also boasts a first-floor café, a full-service restaurant on the main level, and a rooftop bar offering sweeping views of the surrounding campus. Set within a high-performance landscape, it incorporates stormwater management and native plantings to integrate the site’s natural hydrology, reflecting UVA’s commitment to environmental stewardship. By establishing a warm campus gateway and a flexible platform for learning, the project extends the university’s reach and upholds its tradition of hospitality for years to come.

Transforming Campus Living in New Orleans

The Village – Phase II, Tulane University  New Orleans, Louisiana


Located in the heart of Tulane University’s uptown campus, The Village ushers in a new era of immersive residential life. Phase II introduces Fogelman and Bayou Halls, increasing on-campus housing capacity by 150% while deepening the living-learning model that has become central to Tulane’s identity. By pairing academic and residential amenities under one roof, each hall fosters daily interactions between faculty-in-residence and over 300 students, creating a nurturing environment that’s both intellectually and socially vibrant.


Careful massing allows the new buildings to weave among 25 heritage live oaks and orient structures to preserve views of New Orleans’s iconic streetscape. Locally sourced St. Joe’s Brick bridges modern construction with historical continuity, while double-height lounges, multi-use communal spaces, and tiered forms invite students to transition smoothly between study, socializing, and rest.
